Risk Management on Hotel Planning Strategy for PT. Kereta Api Indonesia

Abstract


PT. Kai has many premium asset such as land that used by Perum Damri as pool bus at Jl. Kebun Kawung. PT. KAI trying to build a hotel to this unproductive land.  The hospitality industry becoming a good change to PT. KAI to gain profit also adding their  business portofolio. There is a few factor that they have to use to maximize their return. The factor that affected the IRR are Room Rate Inflation; Capital Structure; Occupancy Rate; Construction Costs; Land Compensation; Room Rate; Interest Rate; and Pre-Construction
